The more you know about what you want, the easier your search will be. Checking out the surroundings can give you a real time feel for a neighbourhood, as well as actual distances to transport links and other local amenities. For a head start, have a look at our London area guides. Once you know what you are looking for, you can register your details with a letting agent, either by contacting your local branch, or you may choose to conduct your search via letting agent websites or property portals such as Rightmove, Zoopla and OnTheMarket.

Viewing properties

Talk to your letting agent to arrange viewings. Make sure your finances and credit, employment,  previous landlord references and right to rent documents are in order when you reach the viewing stage, so you do not miss out when you find the right property.
The letting agent will accompany you to viewings; and be able to provide advice and answer any questions you may have. If you are moving in with other people, attending the first viewings together will speed the process up and ensure that you are all committed.

Questions to ask before a viewing

  • What is the local area like?
  • When is the property available?
  • How much is the rent? What is included in the rent?
  • Is the property furnished, unfurnished or part furnished?
  • How much is the deposit?
  • Are there fees to pay, and if so how much, including VAT?
  • Is smoking permitted? What about pets?
  • What are parking arrangements?

Things to consider during a viewing

  • Is there enough storage space?
  • If unfurnished, is there enough access and space to fit your furniture and white goods?
  • If part or fully furnished, what is the landlord leaving?
  • Are smoke and heat alarms fitted, checked and working?
  • Is there good signal for telephone and internet connection? Check with service providers
  • Check the taps, bath and shower, and flush the toilet
  • Is the property secure? Are access points secure and well-lit?
  • Are there window and door locks?
  • Is there additional security, such as burglar alarm, or an on or offsite security company?
  • Is there outside space, and if so, is it private or shared? Who is responsible for maintenance?

Questions to ask before making an offer

  • Who manages the property? (either the landlord or letting agent)
  • Who should I contact in case of emergency?
  • What type of maintenance is the landlord responsible for? What will I be responsible for?
  • What will I need to insure?
  • How long is the tenancy for?
  • How much notice is required to end the tenancy?
