When purchasing a property, specific searches are carried out to check various issues concerning its surroundings and any consequential effect they may have on it (an obligation when buying with a mortgage). Examples of these searches include previous uses of the land, local authority records and confirming that the property is connected to the water mains.

You must pay for your pre-exchange searches upfront. If the purchase falls through for any reason, we will refund your money in full if the searches have not been ordered. However, if the searches have been ordered, you will be entitled to free searches for your next property if you stay with your LWC solicitor.

Our solicitors do not charge by the hour, or as a percentage of the sale or purchase. By charging fixed legal fees you know exactly what you will pay, so you can keep your mind on other matters. There are no hidden extra costs in the small print, so you know what fees you have to pay from the start.

There may be occasions when the solicitor has additional specialist work to do and if so, they will provide a cost quotation before going ahead.
