Our build to rent service offering focuses on meeting client needs and achieving their investment objectives, while providing an exceptional tenant experience, which is key to optimising return on investment and minimising void periods.

We provide consultancy at the planning and development stage, covering a range of areas such as product mix and specification, building management systems, onsite facilities, service charge budgets, reactive and planned maintenance.
During this period and prior to leasing up, we provide comprehensive advice on the competitor landscape and activity. This helps prepare estimated rental values and anticipated lease up rates, which are reviewed and refined at each stage of the scheme.
In addition, we advise on onsite tenant amenities and suitable events for the target audience, together with furnishings and fittings for the amenity areas and individual units.
At the appropriate time, we prepare lease up strategies incorporating much of the consultancy activity but updated to reflect the market at the time of launch.
Our in-house marketing team works closely with clients to identify target audiences, create scheme branding and develop and manage marketing campaigns, utilising the support of our external agency partners when required. This activity is managed and delivered against agreed strategies, business objectives and budgets.
Our lettings and management service ranges from pure tenant find to full tenancy management. When required, we recruit and manage on-site teams to manage all tenant enquiries, lease up, move-ins and ongoing tenant relations, including renewals and relets.
We understand that excellent tenant experience is crucial to the success of any build to rent operation and we strive to understand their needs from initial registration through to the end of the tenancy. Our property management teams deliver exceptional service to our tenants and regular satisfaction surveys are undertaken to ensure our standards and their expectations are met.
In order to deliver a consistent brand experience to residents, we offer co-branding or a fully white labelled operation to promote your brand and the scheme identity. Where we are white labelling, we act as your ambassadors and incorporate all of the tenant facing and marketing activities within our service offering but under your brand.
Build to rent clients are assigned a senior asset manager and operational director who will oversee the account and be your primary contacts. Reporting is a key part of our build to rent offering, keeping clients fully updated on all operational and financial aspects of the asset. We work with clients to design bespoke reporting decks and dashboards for them, their investors and banks. Regular meetings are arranged to discuss our performance against targets and KPIs, together with strategic and operational needs.
The use of the latest integrated technology and IT systems allows us to provide a seamless tenant experience, as well as streamline and optimise processes in order to achieve success for our build to rent clients.
With the compliance environment within the property sector becoming ever more stringent, we have a dedicated team, led by a senior director, who advise on regulation, health and safety, and due process.
