Want to be in your new home by Christmas? Lisa Mackenzie, Sales Director at KFH shares her top five tips for a timely move.
Before you approach an agent, make sure you are in a solid financial position to proceed. Work out your budget, incorporating overheads and fees, so you know what you will be able to afford. If possible, get a mortgage agreed in principle, so vendors and buyers know that you are serious about moving.
- Be realistic
Work out your property ‘must haves’ and in what areas you are willing to compromise. If you are agreed on this before you start, you have a much stronger chance of a smoother search process and faster transaction. Make sure to market your property at a realistic asking price and be aware of your local competition.
- Pick wisely
Choosing the right agent and solicitor is key. Agents who are on board with your requirements and who won’t waste your time placing you with ill matched vendors and buyers are a great asset. Similarly, solicitors who know the marketplace and who understand your needs will be a great help in a swift move.
- Keep motivated
Once everything has been set in motion, don’t rest on your laurels. Keep in regular contact with your agent, ask for feedback from viewings and take advice on board. Once under offer, keep in regular contact with your solicitor and ensure exchange and completion dates are agreed from the offset.
- Think ahead
Make sure you are fully prepared for your move by prebooking the removal company and checking what dates and hours both solicitors and estate agents are open until. The lead up to Christmas is a very busy time with many others set to move, so it is important to assess what can be realistically achieved in the timeframe set.
