Chinese confidence and corporate relocation

Regardless of Chinese market volatility and the devaluation of the yuan, which has fallen almost 6% since August 2015, Chinese confidence in the London market continues apace. With £1.28 billion of investment expected to be made by Chinese companies in London within the first quarter of 2016, London’s reputation as a financial safe haven doesn’t seem to be abating. As Chinese companies increasingly look to relocate staff to London, we talk to our Head of Corporate Services, Linita Alves.

“With the appointment of our New Business Developer, Olivia Xu, we have built relationships with Chinese companies relocating staff and investors keen to enter the London property market. Currently, new build developments are in high demand, with properties receiving hundreds of views within minutes of being placed on our local digital advertising channel (Weibo).

“This interest isn’t restricted to the Chinese market, and with the upsurge of companies relocating staff from all over the world, supply is struggling to keep up with demand. This is good news for our landlords, as corporate tenants tend to be the ideal renter. Typically hard working and financially reliable, high earning corporate tenants take great care of properties, partially due to the fact that they’re representing their employers. Additionally, they usually seek out longer than average leases, providing landlords with extra piece of mind.

“With central London prices at such high levels, corporate tenants are increasingly exploring the suburban towns and villages of south west and south east London, as London’s cosmopolitan feel is attainable on a smaller budget. Parents in particular choose to move to these areas, as the efficient transport links into the city, alongside the multitude of highly rated schools, prove to be a bigger draw for those with families.
