Mortgage valuations
When you take out a mortgage, you will need to provide your lender with a mortgage valuation. This is a basic inspection to reassure the lender that the property offers suitable security for the loan.
A mortgage valuation looks at a number of things including the property’s size, it's London location and age. A mortgage valuation doesn't give you a detailed review of its condition. To get more information on the physical condition of the flat or house you're buying you should consider a homebuyer's report or a full building survey to provide the level of information you require.
Insurance valuations
An insurance valuation estimates the cost to rebuild your London property from scratch. This calculation is based on using modern material and building techniques and takes into account additional costs such as site clearance. This will form the basis of your buildings insurance policy.
Matrimony valuations
Matrimonial valuations are used in divorce and separation proceedings. This valuation will be used by the courts to calculate the correct division of assets in matrimonial disputes.
Probate valuations
Upon someone’s death, the executors of their estate will often need a valuation of the deceased’s property. These valuations, known as probate valuations, are then used to calculate inheritance tax.
Tax valuations
Working out your capital gains tax liability is complex, especially on a London property you have owned for a long period of time.
Our tax valuation service provides an historic value on your property, making self-assessment for capital gains tax simpler.
Retrospective valuations
If claims are made of a surveyor for having over valued a property in the past a retrospective valuation will be requested.
These are usually requested by a solicitor acting on behalf of banks and lenders and are used to defend allegations that a repossession property has been over valued.
